An important change shown in the Gold Coast City Plan is that residential developments (i.e. unit developments) proposed on lots within the Medium and/or High Density Residential Zones are no longer triggered to impact assessment on the basis of density. Essentially this means that even if the proposed development is over the prescribed density requirements of the City Plan it still remains code assessable. A critical element for such applications is demonstrating that it can be appropriately serviced (i.e. water, sewer, access, car parking etc.) and the development does not exceed the prescribed height limits (if applicable).
