Whether you require land surveyors and hydrographic surveying or town planning expertise MICHEL GROUP SERVICES will work with you every step of the way in South East Queensland and Northern New South Wales. Since 1976, Michel Group Services has offered a wide range of town planning and land surveying services to meet development and statutory requirements in South East Queensland.
Land surveying and titling
We have assisted in land surveying and all associated administrative services for clients in NSW and South East Queensland, facilitating the issuing of thousands of titles under the Land Act, the Integrated Planning Act, the Sustainable Planning Act and more. We can provide quality land surveying products, reliable information and advice, specialising in:
We design and manage large to small scale subdivision development projects from plan conception to registration of titles. Using a team of associated consultants, all aspects of your development are planned and organised.
We can identify your original property boundaries and measure any encroachments onto or from the subject site. Knowing exactly where your lot boundaries extend will provide you peace of mind. This is a very important step prior to purchasing any land and or undertaking any site improvements.
Residential houses, multi-unit developments, commercial or retail buildings are some of the more common structures for which we provide survey. All building set out surveys are pre-calculated and checked against all the approved plans prior to visiting the site.
Prior to purchasing a property, your solicitor may advise that you engage a surveyor to confirm that the property being purchased is the same as described within the contract of sale. This is a sure way to gain peace of mind that the land under contract is the land you have seen.
Civil Earthworks Set-out
To assist with the civil construction of residential or commercial developments, railways, roads, bridges and other structures, we take the detailed civil design files and prepare these files for set-out on site either with GPS or Total Station from which the site contractor can construct your project.
Detail & Level Surveys
Also sometimes referred to as a Topographic Survey, this type of survey allows the land to be mapped with contours overlaid which reflects the shape of the terrain at the time of the survey. Levels are taken to the Australian Height Datum (AHD).
Contour Survey is normally undertaken to provide Architect or building designer the ground topography to enable detailed building design over the subject property.
Marina & Pontoon Surveys
If you are considering constructing a jetty, pontoon or other marine structure on your property, it is imperative that you first get it surveyed to abide by local council/government regulations. We also offer a range of surveying options to accommodate the marine piling companies to ensure the correct set-out and construction of the new installation of marine piles or other marine structures.
Volume surveys are conducted to identify the stockpile volumes or the amount of cut or fill required for site earthworks. Calculations can be done for large stockpiles or landfill projects, as well as for major earthworks for construction projects.
Lease Plan Surveys
Any building or land lease that has a term greater than 3 years, must be accompanied by a lease plan prepared by a cadastral surveyor. Any lease within a complex (or within a single lot) of more than 5 units must also include a Master sketch showing the unit location in relation to the leases within the complex.
Strata Title Plans
With a combined 40+ years’ experience helping developers throughout the strata titling process, we can help with every stage of the planning/development process.
Building Format Subdivision
To subdivide a lot creating separate titles over multiple buildings that have common areas or to subdivide the units within a high-rise building, a Building Format Survey is required.
We provide a wide range of as-constructed data capture services to the development industry, such as the recent introduction of ADAC XML file preparation for various local councils. Surveyors in general are becoming increasingly better equipped with the knowledge and skills to address the changing needs of our developing world.
Flood Study Surveys
Local authorities require all development of land to be above the 1 in 100 year flood level. To determine this level the topography of the land must be surveyed and used with the volume of the catchment to determine the Q100 level relative to the Australian Height Datum (AHD). These surveys also allow the flood storage capacity volume to be calculated.
Terrestrial Scanning has now become a vital tool in the ever changing world of spatial data capture, as long as we can see it we can terrestrial scan the surface or structure you require. Terrestrial scanning is extremely helpful when trying to survey hard to access areas or high pedestrian areas such as external and internal buildings, bridges, highways and heavy vehicle areas.
Hydrographic surveying of the seabed depths in canals, marinas or offshore waterways can be serviced by either of our inshore or offshore survey registered vessels which are captained by our hydrographic survey specialist whom also holds a coxswain licence.
Light rail, heavy rail surveys
As principal surveyors for the recently completed Gold Coast Light Rail Project (Stage 1) we were responsible for civil set-out works including bridges, viaducts, underground services and light rail infrastructure, cadastral surveys, embedded rail set-out and capture of asset as-constructed data.
